What is Legionnaires disease?

Legionnaires’ disease is a potentially fatal form of pneumonia caused by inhaling tiny droplets of water containing legionella bacteria. These bacteria thrive in purpose-built water systems where temperatures are ideal for growth—typically between 20–45°C.

Outbreaks are entirely preventable with proper testing, treatment, and monitoring, which is where our expert services come in.

What are legal obligations?

If you’re a landlord, business owner, or responsible for a building’s maintenance, you may be legally required to carry out regular Legionella water testing—especially if there are water storage tanks, cooling towers, or infrequently used outlets.

While a full Legionella risk assessment must be carried out by a dutyholder or specialist, Croston Plumbing & Heating supports that process by offering certified water sampling and testing services, helping you monitor and manage the risk.

Site visit to collect water samples from key outlets (taps, showers, tanks, etc.)

Testing of samples by an accredited UKAS laboratory

Legionella Risk Assessments

If you need a Legionella Risk Assessment for your commercial space or rental property, CPH can help! We partner with The First Principle and their fantastic team to carry out comprehensive Legionella Risk Assessments.

  1. How does it work?
    If you need a Legionella Risk Assessment, we’ll introduce you to The First Principle and direct you to arrange a Legionella Risk Assessment for your premises.
  2. Consultation – The First Principle will carry out an initial consultation to discuss your specific requirements and provide an overview of their services and a quotation.
  3. Site Visit & Assessment – The First Principle will visit your premises to conduct a detailed assessment of your water systems.
  4. Analysis & Reporting – The data collected during the inspection will be analysed and a comprehensive report will be produced with practical recommendations and remedial works indicated.
  5. Remedial Works & Support – Once you have received your comprehensive report from The First Principle and shared this with CPH, we’ll provide a quotation for carrying out any remedial works required and help you protect your premises from Legionella.

How to reduce the risk of Legionella

Identify and assess the potential risk

The first step towards ensuring your property is safe from Legionnaire’s disease is to identify and assess the risk of Legionella. It is a legal duty for Landlords to assess the risk of Legionella exposure in their properties, and also to control this risk.

Respond and manage the risk

Once the risk of Legionella in your property has been identified and assessed, the second step in the process is to begin the process of managing the risk. This will involve implementing the recommendations from the risk assessment, selecting contractors to maintain the system and arranging for routine monitoring as required.

Prevention & control

It is important to note that the spread of Legionnaire’s disease is very much preventable. The best way to prevent Legionella is to reduce the amount of stored water. Where the risk cannot be prevented through elimination it must be adequately controlled. One of the main ways to do this is to control the temperature.

Record your activity

If you have had a risk assessment completed you must keep a record of it so that you can evidence the actions taken to eliminate or reduce the risk. Maintaining a water log book for the building can be a useful way of recording water temperatures and other checks to demonstrate that you are managing risks appropriately.
